Basic package

The Basic package includes regular oversight of the property, the detection of any faults and damage inside and outside the property.

The basic package includes:

• visit and inspection of the property (inside and outside) 2 times a month, and additional visit after each major storm;
• basic inspection of the functionality of water supply and sewerage, electricity and air conditioning installations;
• meter reading for water and electricity supply, collection of mails and invoices, and their payment or forwarding to the owner (depending on the agreement);
• airing the property;
• keeping the keys of the property and upon request and with the authorisation of the owner, handing over the keys to the persons designated by the owner (including their re-taking for safekeeping);
• submitting a monthly report to the owner via e-mail, with photo documentation.

The takeover of the property oversight is concluded after the property inspection and signing of the contract with the owner. The contract for the Basic Package can be concluded for 6 or 12 months.

Prices:

• apartment up to 100 m2            100,00 EUR/month
• apartment up to 200 m2            130,00 EUR/month
• house up to 150 m2                   130,00 EUR/month
• house over 250 m2                     170,00 EUR/month

When the house has a yard larger than 500 m2 or the area of the house is larger than 250m2 or the area of the apartment is larger than 200m2, the price is negotiated separately. At the house or apartment, all terraces are included in the area.

The price does not include the execution of works, procurement of materials and the service of visiting institutions.

Package prices are informative.

In the case of certain specifics related to the property, we reserve the right to change the prices listed here or due to the inability to provide the service to refuse to enter into the Contract.

The basic types of works are charged 25 €/hour, for each started hour of engagement according to the number of hired workers , and the first hour of work is charged 35 €/hour., but the price in some cases may be different, of which the owner will be notified in advance. If we procure materials, the time required for procurement (departure and re-arrival) will be calculated.

When procuring construction materials, equipment or groceries, the purchase price is charged per invoice, increased by the costs of the procurement service, as follows:

• up to 100 € – 25 % minimum 15 €,
• up to 500 € – 20 %,
• over 500 € – 15 %.

If the material cannot be procured on the territory of the municipalities of Tivat and Kotor, an additional procurement fee may be charged.

Prices are valid for real estate in Tivat, Kotor and part of Herceg Novi – Luštica.
