Premium package

The Premium package includes regular oversight of the property, the detection of any faults and damage inside and outside the property but also additional services to the Plus package.

Premium package includes Plus package and additional services:

• visit and inspection of the property once a week;
• planning and proposing property maintenance activities;
• test of all devices and systems (including televisions, basic household appliances, alarm and fire protection systems, garage doors, etc.);
• obligation to visit state or local authorities or public enterprises in connection with real estate (municipality, cadastre, utility companies, water, electricity supply companies, etc.). This obligation does not include legal representation, but only possible information visits instead of the owner or possible submission of forms / requests or collection of documents for the owner; 
• obligation to organise the maintenance of the garden and yard (cleaning of leaves, pruning of trees and shrubs, cleaning of the access road and outdoor areas;
• obligation to organise minor painting and other similar works, which serve regular hygienic maintenance;
• obligation to organise the filling, emptying and cleaning of the pool, replacement and procurement of pool chemicals, including the test of pool equipment; 
• obligation to organise general cleaning of the property and the yard just before the arrival of the owner;
• switching on the boiler and heating and cooling system just before the arrival of the property owner (does not include the possible reception of guests when owner renting the property);
• obligation to fill the refrigerator with groceries at the request of the property owner. 

The takeover of the property oversight is concluded after the property inspection and signing of the contract with the owner. The contract for the Basic Package can be concluded for 6 or 12 months.

Prices:

• apartment up to 100 m2               150,00 EUR/month
• apartment up to 200 m2             200,00 EUR/month
• house up to 150 m2                        200,00 EUR/month
• house up to 200 m2                         250,00 EUR/month

When the house has a yard larger than 500 m2 or the area of the house is larger than 250m2 or the area of the apartment is larger than 150m2, the price is negotiated separately. At the house or apartment, all terraces are included in the area.

The price does not include the execution of works, procurement of materials and the service of visiting institutions.

Package prices are informative.

In the case of certain specifics related to the property, we reserve the right to change the prices listed here or due to the inability to provide the service to refuse to enter into the Contract.

The basic types of works are charged 20 €/hour, for each started hour of engagement according to the number of hired workers , and the first hour of work is charged 25 €/hour., but the price in some cases may be different, of which the owner will be notified in advance. If we procure materials, the time required for procurement (departure and re-arrival) will be calculated.

When procuring construction materials, equipment or groceries, the purchase price is charged per invoice, increased by the costs of the procurement service, as follows:

up to 100 € – 25 %,

up to 500 € – 20 %,

over 500 € – 15 %.

If the material cannot be procured on the territory of the municipalities of Tivat and Kotor, an additional procurement fee may be charged.

Each visit to an institution is charged €40/per go and the first hour, €20 for each subsequent hour.

Prices are valid for real estate in Tivat, Kotor and part of Herceg Novi – Luštica.
